Acoustic Design and Planning Services for a Residential Development in Lewisham

Sound planning were asked to provide acoustic design input for a residential development comprising four houses and four flats in the London Borough of Lewisham. The site is adjacent to a railway line and planning conditions requiring a detailed noise and vibration assessment of railway noise impacts had been applied to the development. Further conditions relating to noise emissions from heat pumps and BREEAM (POL05 & HEA05) certification had also been applied by the Local Authority. Our client also requested a review of internal sound insulation between the residential properties, as they were moving away from Robust Details to a more acoustically optimised design to save space within the building. We acoustically modelled internal and external wall and floor constructions using INSUL software and were able to advise on optimisations to reduce partition thickness, while still meeting building regulations compliance. Three separate reports were completed covering submission to the local authority for planning condition discharge, BREEAM certification, and internal sound insulation, which have allowed the developer to progress the project. As part of this process we identified 'easy wins' for BREEAM credit qualification as the BREEAM requirements matched the planning condition requirements in several areas.
