A Phase 1 Desk Study is the first step, reviewing historical data, site records, and environmental databases. It identifies any potential contamination risks based on past or neighbouring land use. If risk is identified, a Phase 2 Intrusive Site Investigation follows.
This second phase includes soil sampling, groundwater testing, and gas monitoring, depending on site conditions. The results are analysed and reported to help planning authorities decide whether the site is suitable for development or requires remediation.
Where contamination is found, we prepare a Phase 3 Remediation Strategy, which outlines how the site will be made safe. After works are completed, a Phase 4 Verification Report confirms that remediation has been successful.
Our reports meet local authority and Environment Agency standards and are widely accepted as part of planning submissions. We work efficiently and transparently, helping developers meet planning conditions without delays.
