What is BS 9251:2021?

BS 9251:2021 supersedes the 2014 edition and covers sprinkler systems in domestic and residential premises. It includes specific recommendations for buildings above six storeys or over 18 metres in height (whichever is lower). A key theme of the update is improved system resilience, component reliability and monitoring capability, with clear guidance on design, installation, maintenance, water supplies, commissioning, testing, backflow protection and component selection.

Risk categories under BS 9251

  • Category 3: Higher-risk or complex residential buildings such as student accommodation, dormitories, hostels and larger care homes.

  • Category 4: Blocks of flats at or above 18 m or six floors.

 

Each category carries distinct design criteria (minimum run time, calculation heads, tank sizing, flow rate and—for Category 4—backup power). Early fault detection and ongoing reliability are central throughout.
