Best Flooring for Rental Properties

It is tempting to install a cheap flooring option in your buy-to-let property, however you need to consider a product that is durable. Flooring is an expensive investment, however if done correctly it can last you a life time and will be more cost effective in the long run. The main three options for rental properties are carpet, laminate and LVT but be sure to consider its’ quality and durability.

Carpets

Carpets come in a wide range of qualities and in general even the cheapest carpets made of synthetic fibres are very tough, and there is no need to compromise on style. However, spillages on carpets are a problem in rental properties as they are harder to clean and odours may be retained in the carpet. Therefore carpets are better suited to bedrooms as opposed to kitchens and bathrooms where spills are much more likely.

Laminate

Laminate flooring is stylish, practical and affordable but it is very important that you do not skip on quality and go for the cheapest option available. Cheap laminates will not last, the top layer will get chipped easily by anything dropped on it. It is easier to clear up spillages on laminate than carpet but if water based spillages are not cleaned up quickly they will damage the laminate flooring. Overall as long as tenants do regular vacuuming, mop up spills promptly and do not use too much water to wash the floor, then laminate is a better choice, providing you choose the right quality in the first place. LVT (Luxury Vinyl Tiles)
