This ex local authority flat was recently bough by our client. Flat was in terrible condition as previous tenants didn't care. The aim was to transform this 3 bedroom maisonette in to family home. It had to be done quick and with minimum spending money to achieve maximum effect. The design was very simple. Keep the existing layout and remove the brick partition wall between the WC and bathroom to create one big family bathroom. After dealing with the local council we had obtained permission to internal changes and we have permission to start the works. Bathroom was done with minimalistic design and maximum functionality. On the walls and floor we have used the same porcelain tiles ( natural stone effect).Toilet and sink had to be re-positioned and bath position remained the same. To give a more modern look to the bathroom we have installed a 3 way shower mixer with , bath filler, shower head, and shower handset, all goods beautifully designed by Hans Grohe. This bathroom example showed how well designed bathrooms can add value to the property. One of the biggest jobs was a new plumbing and heating system. Originally the house had a old immersion heater tank. We have replaced it with new combination boiler and almost all copper pipes for gas and water done as new. Kitchen as it was was very small and we didnt have many options to change the layout. We had to come to a compromise as the kitchen had to be within the budget. We went for Ikea kitchen with a ceramic sink , and walnut looking worktop. Most of the electrical points were rewired and in the end a NEECEC was provided. We fitted new engineered flooring throughout the flat, installed new fire doors. Some of the ceilings and walls were plastered, and whole flat was decorated. The time given was short and we managed to finish the whole flat renovation in an amazing 3.5 weeks! If your thinking about similar building works look no further and contact us.
